Offers and Consultations
A conversation with our team is free and creates no duty on your part. Any number we mention in conversation, by text or on a page is an estimate until it appears in a purchase agreement both sides have signed. We are free to pass on any home without making an offer, and an offer we present may expire or change if facts about the home, its title or its park turn out differently than described.
Purchase Agreements
A binding sale exists only under a written purchase agreement signed by you and by us. That document controls the price, conditions, closing date and every other term of the deal, and it overrides anything on this site that conflicts with it. Some sales depend on outside approvals, such as a park accepting the buyer or a government office processing a title, and the agreement will say so.
Payment and Closing
We pay with our own funds, not loan proceeds. The closing date is picked by the seller within the limits set in the agreement and any required approvals. Payoffs of liens, unpaid taxes or space rent may be taken from the price at closing as the agreement describes. Ownership passes once documents are signed and payment is made, with state or county filings completed afterward as the law requires.
No Warranty
