Selling a Mobile Home in North Las Vegas

North Las Vegas became its own city in 1946, and its oldest manufactured-home communities sit close to the corridors that built it. We buy homes there as-is, in parks and on private lots.

Your name, a phone number and where the home sits is plenty to start.

A city with its own planning rules

North Las Vegas incorporated in 1946 and grew outward from a small core along Las Vegas Boulevard North. Because it is a separate city, zoning and code enforcement for parks inside its limits run through the city rather than Clark County. That matters for an owner who wants to replace a home, add a porch or move a unit out, and it can matter to a buyer too. For us it mostly means checking which side of the city line an address sits on before we talk numbers.

Why the older parks are where they are

The base now called Nellis Air Force Base opened just before World War II, and the military and civilian workforce that followed needed housing quickly. Mobile homes filled that need, and many of the valley's older parks grew up along the main roads leading toward the base and the boulevard. Newer master-planned growth spread north later, so the manufactured-home stock tends to be concentrated in the older southern and eastern parts of the city.

The kinds of homes we see here

Older single-wides in established parks

Many North Las Vegas parks hold older single-wides, some of which may pre-date the 1976 federal HUD code. Those homes carry their own title and financing quirks, which our guide to selling a pre-1976 mobile home explains.

All-age and 55+ communities side by side

The city has both all-age parks and age-restricted communities. Each sets its own rules for new residents, so the park's approval step looks a little different from one to the next.

Homes on their own lots

Scattered parcels around the older neighborhoods hold manufactured homes on owned land, sometimes converted to real property and sometimes not. We check which before making an offer.

Tell Us About the Home You Want to Sell

Send the basics and someone from our team looks over the home, the lot or park it sits in, and anything you mention about its condition or paperwork. We call you back with questions before we talk numbers.

Park spaces and owned lots across North Las Vegas are both fine with us. If you would rather speak with a person right away, the TALK TO ALEX button in the lower corner rings our line.

Your home, your timeline

No cost, and sending this does not commit you to selling.

Rising lot rent is a frequent one. If the space rent has started to slip, the guide to selling a mobile home while behind on lot rent lays out what a sale can and cannot fix. Inheritance is another: a parent's home in a park can sit empty for months while the family works out the title. For that, see options for an inherited mobile home.

Whatever the reason, the coach is bought in its present state. There is no need to replace skirting, fix a swamp cooler or clear out the shed before we make an offer.

Details we check on a North Las Vegas home

Before we put a number on a home here, we confirm a handful of facts that shape the sale. None of them require you to do anything ahead of time, but knowing them speeds things up.

The HUD label and data plate

Homes built to the federal HUD code carry a metal certification label on the exterior of each section and a data plate inside, often in a kitchen cabinet or a bedroom closet. These identify the manufacturer and the serial number that ties the home to its title. If a label is missing or painted over, that is common in older parks, and we work around it.

The space lease and what is owed

For a park home, we ask about the lease terms and whether any rent or fees are outstanding, since those usually need to be settled when the home changes hands. Our mobile home seller FAQ explains how that is typically handled at closing.

Whose name is on the title

A title held by a former owner or a relative is not unusual. If the names do not match, see the steps for sorting out a mismatched title before assuming the home cannot be sold.

Nearby areas and how we work

Next door to the east

Head east past the base and you reach unincorporated county land. Our guide to Sunrise Manor parks covers that side of the valley, and the full list of areas where we buy shows the rest.

Once you reach out, the three-part process from first call to closing applies the same way here: we look at the home, confirm the title and park details, and you pick the closing date.

Local Questions We Hear

Does it matter if my home is in North Las Vegas city limits or in the county?

It can. North Las Vegas is its own city, so parks inside its limits answer to city zoning and code enforcement, while nearby addresses with a Las Vegas mailing address may fall under Clark County. It rarely changes whether we can buy, but it affects which office handles permits or property records. Give us the address and we will confirm the jurisdiction ourselves.

Will the park have to approve me selling to you?

Most parks require that a new buyer or resident be approved under the community's rules before a home stays on the space. Nevada law sets the framework for those rules. We are familiar with that step and work with park management directly, so you are not stuck in the middle. If we plan to move the home off the space, the process differs, and we explain that up front.

My home is older and in rough shape. Will you still look at it?

Yes. Many homes in the older North Las Vegas parks have worn roofs, tired skirting or aging coolers, and we buy them as they are. Nothing needs to be fixed, cleaned or emptied out of the coach first. We will look at the condition, check the title and the park details, and then give you a cash offer you can accept or turn down.
