In 1941 the federal government built a large magnesium plant in the desert southeast of Las Vegas, and a townsite went up to house the workers. Water Street, named for the main that fed the plant, became the first main street, and the community took the name Henderson in 1942. The big master-planned neighborhoods came decades later, much farther west and south.

That history explains the map. Manufactured-home communities in Henderson are concentrated in the older areas around the original townsite and along Boulder Highway, rather than in the newer planned communities, where HOAs and design rules generally do not allow them. Usually, yes, as long as the person selling has the legal authority to do so, for example the owner, an estate representative, or someone acting under a power of attorney. We buy the home and work with the community on what happens next, since only qualifying residents can live there. If authority is unclear, we can explain the common routes in general terms, though not legal advice.

Is a Henderson manufactured home different from one in the county?

The home itself is not, but the local rules can be. Henderson is a city with its own planning and code enforcement, while nearby Whitney is unincorporated county land. Titles for manufactured homes still run through the state either way, and property tax records are kept by the Clark County Assessor. We confirm which rules apply from the address.
