What kinds of mobile and manufactured homes do you buy?

We buy single-wide and double-wide homes, older mobile homes built before the HUD code, and newer manufactured homes. They can be in a land-lease park or on land the seller owns. Condition varies widely among the homes we look at, and we factor it into the offer rather than treating it as a reason to say no.

Do you buy homes that need a lot of work?

Yes. Soft floors, roof leaks, broken coolers, damaged skirting and old plumbing are all things we see regularly. Nothing has to be fixed or cleaned in the coach before you sell. We look at the home, account for the work it needs in our offer, and explain how condition affected the number so you can judge it fairly.

Is a pre-1976 mobile home still sellable?

Usually, though the pool of buyers is smaller. Homes built before the federal HUD standards took effect in 1976 can be harder to finance or insure, and some parks restrict them. We evaluate each one on its condition and whether it can stay where it sits. Age by itself will not keep us from making an offer on the mobile home.

Does the park have to approve you as the buyer?

If the home will stay in the park, the landlord can usually require approval of the buyer under Nevada's manufactured home park statutes. We complete the application and work with management directly. Parks have their own rules about home age, condition and occupancy, so we review those early to avoid surprises later in the process.

Can I sell if I owe back space rent?

In many cases, yes. Past-due space rent is commonly settled out of the sale proceeds when the deal closes, and that can make the park more willing to move forward with approval. We talk with you about the amount owed and any notices you have received. If an eviction case has been filed, consider getting legal advice as well.

What if the park wants the home removed after a sale?

Some parks will not let older homes remain once they change hands. When that happens, the sale may involve moving the home to another location or removing it. We explain what that means for the offer and timeline. It is better to learn this early, so we ask the park about its rules near the start.

What is a certificate of ownership?

It is the title document for a manufactured home that has not been converted to real property in Nevada. The state Manufactured Housing Division issues and transfers these. The certificate lists the owner and any lienholder. Selling generally requires the signed certificate, with taxes paid and the county assessor's endorsement on it before the transfer is processed.

I lost the title. Can I still sell?

Usually. The state has a process for replacement titles, and transfers can often go forward once a duplicate is issued. We help you identify which forms are needed and gather the information they ask for. If the home is still titled to someone else, such as a past owner, extra steps apply and may take longer.

The home is in my late parent's name. What now?

Transferring a home after an owner dies depends on the estate, whether there is a will, and what paperwork exists. Some situations use simplified state forms; others need probate. We are not attorneys and cannot advise on the estate itself, but we can explain how the title transfer generally fits into the timeline once the right person can sign.

Are there personal property taxes on a mobile home?

When a manufactured home is not converted to real property, it is generally taxed as personal property by the county assessor. In Clark County, unpaid taxes usually must be cleared before the assessor will endorse a title for transfer. We help you check the status, and any balance is commonly handled as part of the sale.

My home sits on land I own. Is that different?

Yes. If the home was converted to real property, it is typically sold together with the land through a deed, much like a site-built house. If it was never converted, the home and land may transfer through separate documents. We review which situation applies to you and plan the paperwork accordingly before making an offer.

Do you charge a commission?

No. Selling directly to us does not involve a listing agent, so there is no agent commission. Before you sign anything, we explain in writing which closing costs or payoffs, if any, will be deducted from the price. That way the amount you agree to is the amount you can expect, without surprise deductions at the end.

How is your offer determined?

We look at the home's condition, age, size, location and setting, along with park rules and any balances owed. We do not use a fixed formula, because two similar-looking homes can differ a lot. When we present the offer, we explain the main factors behind it so you can understand the number and compare it with other options.

How soon can we close?

You choose the date. Because we pay cash, there is no loan approval to wait for. Park approval and state title steps take their own time, so we give you a realistic estimate after we understand your situation. If you need more time to move, a later date is just as easy for us to plan around.

Do I have to clean out the home?

No. Pack the belongings you care about and leave the remainder in the coach. Furniture, appliances and items in sheds or carports can stay behind, and we handle them once the sale closes. If you plan to keep a particular item, such as a shed or awning that is not attached to the home, mention it so the agreement reflects it.

Where do you buy?
